BY THE WATERS
The genesis of By The Waters lies in the client’s earlier residential development, a project that explored the idea of living around water. In that project, the community was organized around three interconnected lakes designed as rainwater harvesting reservoirs, establishing water not only as a functional infrastructure but also as the spatial heart of the settlement. The success of this approach — where homes, landscape, and community life were oriented toward the lakes — became the foundation for the client’s vision.
The project draws inspiration from the freshwater wetlands of Gujarat, particularly the nearby ecosystems of Nalsarovar Bird Sanctuary and Thol Lake Bird Sanctuary. As part of the pre-design studies, the planning team undertook an understanding of wetland ecology — examining how these landscapes regulate water, support biodiversity, and create layered habitats. This ecological reading informed the spatial organization of the project, encouraging dense planting, water edges, and habitat zones that attract birdlife and reinforce the project’s environmental identity. Although the brief emphasized lake-facing villas, the design evolved to incorporate wetland landscapes, transforming the water bodies into ecological systems rather than purely visual amenities.
The layout is structured through a clear circulation hierarchy. A wide arterial road frames the development, buffered by a continuous perennial green belt that acts as both landscape edge and environmental buffer. From this outer ring, collector roads extends inward, terminating in cul-de-sacs that open directly toward the wetland.
This branching pattern minimizes through traffic and creates a series of intimate residential clusters, each with visual and physical proximity to the water. Every villa plot was carefully dimensioned so that each property enjoys a minimum of 30 meters of lake frontage, ensuring that water remains a shared and defining presence across the community.
An additional parameter within the client’s brief required all plots to be Vastu compliant, influencing plot orientation and circulation patterns throughout the layout.
Running through the heart of the development is a central vista — a sequence of cascading public spaces designed to activate the water’s edge. This landscape spine unfolds as a series of layered experiences: stepped gardens descending toward the waterbody, shaded seating pockets, floating pavilions resting lightly on the water, and a promenade that traces the water edge.
Low pedestrian bridges skim close to the water surface while higher bridges provide vantage points across the interconnected waterbody, allowing residents to experience the landscape from multiple elevations and perspectives.
At the center of this landscape composition rises a bird-watching observation tower, partially concealed within dense planting. This vertical marker not only offers panoramic views of the wetlands but also reinforces the ecological inspiration behind the project.
As the wetlands began to take shape, the design team explored ways to make the landscape more active and experiential. This led to the introduction of kayaking, an activity that naturally complements the water environment. Recognizing its potential, the program evolved to include a dedicated kayak club, allowing the activity itself to define and activate the clubhouse and the surrounding waterfront.
The clubhouse architecture and several initial villa concepts were developed by SCDA Architects - Singapore, who provided conceptual design strategies and imagery. At this stage, Design Module came into the picture as the local architectural partner, responsible for translating these concepts into detailed working drawings, contextual material selections, and execution strategies suited to the regional climate and construction practices.
Beyond the initial designs, additional villa typologies were developed by us to diversify the residential offering. Three new villa variants were introduced, including a distinctive “two-tube” configuration. In this arrangement, the built form splits into parallel volumes connected by transitional spaces, allowing light, air, and landscape to flow through the architecture.
The villas are planned as spread-out layouts rather than compact blocks, ensuring that bedrooms and living areas maintain uninterrupted views toward the lakes or surrounding greenery. This spatial openness enhances both privacy and environmental comfort while reinforcing the project’s central premise: that architecture should frame and celebrate the landscape rather than dominate it.
The central water body acts as a climatic moderator, assisting in passive cooling. Generous overhangs and recessed glazing mitigate solar gain. Landscape planning integrates shaded walkways and green buffers to enhance microclimate comfort.
By The Waters positions architecture not as spectacle, but as setting. It constructs a spatial condition where built form, landscape, and water are interdependent. The project proposes a lifestyle of calibrated stillness — where luxury is expressed through openness, orientation, and the measured choreography of light and space.
Through its integration of ecological study, water-centric planning, and contemporary residential architecture, ‘By The Waters’ proposes a community where the rhythms of landscape shape everyday life.
